We all have so much to be thankful for on this Thanksgiving Day 2024. I hope you can share the day with those who mean the most to you.
Last week we recorded 1,394 deeds including 288 loans (Trust Deeds) valued at $204 million. The largest loan was $57.03 million, funded by Nationwide Life & Annuity Insurance Co. The second highest, backed by Bank of Tennessee, was $42.13 million. The other 10 over $1 million were as follows:
Property Transfers made up 261 of the week’s documents. The total value of all the transfers was $114.23 million with 14 priced over $1 million. Only five of those were commercial properties.
The most expensive sale of the week was the Gettysvue Golf Course and Country Club in West Knoxville. Synergy Golf Group LLC, who owned the property for five years, sold it to HCG Gettysvue LLC for $7.43 million.
A private party sold 42 acres at the corner of S. Northshore Drive and Harvey Road. The property was sold to Heritage Land Development Partners LLC for $3.7 million. I’d look for another neighborhood to begin here soon.
In the third most expensive commercial transfer, a five-acre property with three commercial buildings at the corner of Rutledge Pike and Rosewood, was transferred between private parties for $2.4 million.
A 27.63-acre property on Tipton Station Road, next to Stout Lane, was also sold last week. FSL South LLC sold the property, which backs up to W. Gov. John Sevier Hwy, to Mesana Investments LLC for $2.21 million. Another new neighborhood in the works.
The last of the commercial sales over $1 million was the Econolodge on Merchants Center Blvd directly across from Red Lobster. It was sold by a private party to Mahant Hari LLC for $2.2 million.
