During the week of Oct. 21-25, 2024, a total of 1,359 documents were recorded. Trust Deeds (loans) accounted for 313 new instruments on the books valued at $175.92 million. The largest loan obtained was $41 million funded by Southstate Bank NA. The second highest valued loan was $21.5 million backed by FRL Funding LLC. The other 13 over $1 million were as follows:
Our county is still experiencing significant growth! Property transfers made up 239 new recordings last week with a cumulative value of $91.7 million. Five were commercial properties including a new apartment complex coming soon in West Knoxville. Knoxville Apartment Residences LLC, a Georgia-based company, recently purchased the two adjacent properties near Pellissippi Parkway. One transfer, an 8.18-acre tract located at 962 Mabry Hood Road, was acquired from LKM Properties LP for $1.5 million. The other property was an 8-acre site at 9956 Dutchtown Road that has been owned by Grace Covenant Church Inc. since 1995. That property sold for $1.4 million. Construction will begin soon.
Also in West Knoxville, three units in the Hardin Valley Business Park were sold by a private trust. JNP Properties GP purchased Units 109, 111 and 209 in Building 3 for $1 million.
Another private trust, with Regions Bank as Trustee, has sold four adjoining properties on Kingston Pike next to Downtown West. The former Kell’s Gold Exchange at 8087 Kingston Pike, American Radio at 8085 Kingston Pike, and the unused buildings on either side were all a part of the sale. Palmetto Knoxville-Kingston Pike LLC is the new owner at a price tag of $1.5 million.
In the Halls community, a building and an unused parcel which just changed hands in 2022, was back on the list last week. 4M Baseball and Softball Training Center LLC sold the building at 7617 Maynardville Pike and a 7-acre parcel behind the property to Y Partners for $1.15 million.
