Osmar’s Event Center and Rupala Properties buy retail centers

In the first week of the fiscal year, 1,162 new documents were added to Knox County’s records. Two hundred and fifty-three property sales (Warranty Deeds) with a total value of $110.41 million were recorded. Fourteen came in with sales prices topping $1 million, including three commercial properties.

In North Knoxville, visible from I-75 near the Merchant Road exit, Lay Properties LP sold a retail center at 4701-4705 Central Avenue Pike, which includes a boxing gym and a Latin restaurant, to Osmar’s Event Center LLC for $1.75 million.

The out parcel of the Kohl’s East location was the second most expensive sale of the week. Anchored by Honey Baked Ham, the retail center at 5308 Washington Pike was sold to Rupala Properties LLC for $2.85 million. The seller, SCGVI-Washington Market LLC, owned the land since 2015.

Thunder Mountain Properties LLC sold the highest-priced parcel on the list – 125 acres at the Knox-Blount County line in South Knox County. The two parcels, one on Valgro Road and the other with a Dry Hollow Road address, were gifted to Legacy Parks Foundation, in a swap valued at $3.22 million.

On the financing side of real estate, 321 Trust Deeds were recorded with a cumulative value of $132.63 million. The largest mortgage of the week for $40 million was backed by Western Alliance Bank. The second largest loan was $3.2 million from Keybank National Association. The other six loans over $1 million were as follows:
