It’s fall break for Knox County Schools. Hopefully, most of us are able to carve out some extra time for the young ones in our lives that are so special to us. Maybe you can find time throughout the week for more entertainment, relaxation or even productivity and knock out some of those looming chores and projects. Regardless, I know I am not alone when I say I am very grateful for the reduced traffic while school is out.
The month of September ended on Monday with 5,357 new documents on the records. New loans accounted for 1,263 of those recordings with a cumulative value of $507.56 million. As for property transfers, 920 new warranty deeds were recorded with a total value of $409.08 million.
During the first week of October, ending on 10/4, we recorded 1,475 new documents. On the lending side of real estate, 384 mortgages were recorded. The aggregate value of the land financed on those Trust Deeds totaled $144.92 million.
There were 10 loans financed at a value of $1 million or more with the largest two exceeding $9 million. Pinnacle Bank backed the largest loan for $9.487 million, as well as one for $5.347 million. Ameritas Life Insurance Corp. funded the second largest loan at $9.175 million. The other high value loans are as follows:
As for property sales, 268 Warranty Deeds were recorded with a cumulative land value of $140 million. Three of the highest-priced commercial properties of last week are in Farragut. One was a unit in the Farragut Professional Park Condos at 11907-G Kingston Pike, next to Click Funeral Home. Click & Holifield LLC sold unit G to Rather & Kittrell Properties IV LLC for $1.38 million.
A 7-acre tract neighboring the Anchor 934 Apartments on S. Campbell Station Road went for a high ticket as well. Biddle Farms TH LLC sold the property to Homestead Land Holdings LLC for $1.75 million.
Two adjacent properties totaling 12.5 acres off Smith Road were also on the closing table last week. Horne Properties sold 9.95 acres on Boring Road and 2.7 acres on Fordham Road to Homestead Land Holdings LLC for $2.02 million.
Moving east, the Buddy’s BBQ location at the corner of Kingston Pike and S Gallaher View Road changed hands. Smothers Properties sold the land to R5 Properties LLC for $2 million.
In the Forks of the River Industrial Park in East Knoxville, the home of Fulton Bellows at 2801 Red Dog Lane changed hands, too. Summerstone Knoxville LLC sold the property to 2801 Red Dog Owner LLC for $13.5 million.
A multi-family townhome community in North Knoxville near Whittle Springs golf course was included in the week’s sales. Starview Holdings LLC sold Starview Townhomes on Old Valley View Drive to Valley View Townhomes LLC for $4.5 million.
Rounding out the list, Arrow Properties sold 3250 Mynatt Avenue, at the intersection of Cary Street, to Marble City Property Group LLC for $1 million.
